Fort Collins, CO Housing Market: Fall 2026 Update
What is the Fort Collins housing market like in fall 2026?
Balanced, with buyers gaining leverage. Redfin reported a median sale price of $549,738 in Fort Collins in September 2026, up 0.9% from a year earlier. The median home went under contract in 50 days and sold for about 98.8% of list price, but 42.7% of homes had a price drop, so pricing right matters more than ever.
Fort Collins prices are holding steady this fall, while buyers have more choices and more room to negotiate. Here is what the latest numbers say and what they mean if you are buying or selling. This article is general market information, not legal, lending or tax advice. Figures come from Redfin’s September 2026 data and the Colorado Association of REALTORS® September 2026 report, and they change monthly.
The September 2026 Numbers
According to Redfin, Fort Collins’ median sale price in September 2026 was $549,738, up 0.9% from a year earlier. The median home went under contract after 50 days, down from 55 days a year before, and homes sold for about 98.8% of list price.
About 17.3% of homes sold above list price, up 2.2 percentage points from a year earlier. At the same time, 42.7% of homes had a price drop, up 3.6 points. Well-priced homes are still drawing competition, and overpriced homes are being reduced.
Single-Family Homes vs. Condos and Townhomes
The Colorado Association of REALTORS® reported a September 2026 median price of $590,000 for single-family homes in Fort Collins, down 1.7% from a year earlier, with about 3.1 months of supply. Condos and townhomes moved differently: their median fell 11.7% to $402,500. Active listings were down 9% for single-family homes and 10.6% for attached homes, and new single-family listings were down nearly 20%.
Mortgage Rates Are Higher Than a Year Ago
Freddie Mac’s 30-year fixed rate averaged 7.24% on October 29, 2026, compared with 6.17% a year earlier. Higher rates are a big reason buyers are more careful this fall and why price drops are more common than last year.
What It Means for Buyers
More price drops and a median of about seven weeks on the market give buyers time to compare homes and negotiate on price, repairs or closing costs. Get pre-approved before you shop and understand how rates change your buying power. Condos and townhomes, where the median fell most, may offer the most room to negotiate.
What It Means for Sellers
Well-priced homes are still selling, and more than one in six sold above list price. The homes that sit are usually priced above the market. Price from recent Fort Collins sales, prepare the home before photos and plan for negotiation. See what it costs to sell in Fort Collins and how long it takes to sell.
